Big blocks to enjoy a big life
WHEN local development firm Urban Properties first began planning the Millhouse Estate project at Edmonton, they quickly realised what the Cairns market was missing – people wanted big blocks to live a big life

Utilising years of experience and extensive research, the
team at Urban Properties discovered people wanted to build their dream home on
larger blocks in a suburb that was close to the city but also affordable and
convenient.

Edmonton presented the perfect opportunity – it’s a short
drive to the Cairns CBD and international airport, and offers the spacious and
relaxing lifestyle that Tropical North Queensland is renowned for.

Urban Properties decided early in the planning phase for
Millhouse Estate that it would double the size of the average block in Cairns.

Most of the 65 lots at Millhouse Estate have now been
sold – just 16 blocks are still available, ranging in size from 800sq m to
1,136sq m.

Of those, only three remain available with a 25m wide
frontage. The majority of lots have been sold to young families who will be
owner-occupiers.

“When we planned Millhouse Estate we could have
subdivided the land into more, but smaller lots,” Rachel Fennell from Urban
Properties said.

“However we decided to create fewer, but significantly
larger allotments – the average is 1000sq m. As such, our message to buyers has
been ‘Big Blocks’.

“What this really means is greater freedom when it comes
to utilising available land.”

Combine the generous size of the lots, the scenic
location nestled at the foot of the Lamb Range together with the bright future
predicted for Edmonton, and there’s a recipe many people are searching for in a
new home estate.

Experts predict Edmonton and the southern suburbs of
Cairns are on the cusp of an exciting boom. Population growth is predicted to
rise, retail expansion is ongoing and plans for a $1 billion business and
industry park are progressing to market-ready stage.

All of the blocks at Millhouse Estate are titled, meaning
construction can start immediately. All blocks have high grade soil quality,
are flat with no benching or compaction required and the estate features
uncomplicated and nonrestrictive building design covenants.

Larger block sizes like these will never be seen again so
close to local amenities, all within a 20-minute drive of the Cairns CBD.

“While some people crave space and privacy with a large
sprawling garden, others have practical needs to fulfil which might include a
shed to house the boat or a granny flat for extended family,” Rachel said.

“The limited stock, increasing demand and latest real
estate data really is a call to action for prospective land buyers – this is
the last time to secure a quarter-acre block and create your own version of the
great Australian dream.”
